Beacon Hill Property Group's Multifamily Division emphasizes the procurement of under-managed or distressed properties where a renovation project or improved management can reposition the property to a higher market level.

Beacon Hill Property Group makes opportunistic investments in multifamily real estate projects which provide an opportunity for added value. We specialize in the acquisition of distressed real estate assets through our strong relationships with major lending institutions, developers, property managers, attorneys and the brokerage community. We are able to successfully source undervalued investment opportunities and non-performing asset portfolios.




Due Diligence

As part of our fiduciary responsibility to our partners and investors, we conduct a thorough due diligence for each asset under consideration.

Property analysis and opinion of value including a complete underwrite of the project with a 5-year financial analysis and IRR projection:

The market rent analysis includes:

  1. - Review of subject property;
  2. - Tour subject property and interview with all on-site staff;
  3. - Select rental comparables;
  4. - Gather data on rental comparables;
  5. - Review market data regarding rental and occupancy rate trends;
  6. - Summarize rental rate features and amenities of subject property and amenities; and
  7. - Summarize and report conclusions.

Other income, if sustained, is based on a trailing 12-month basis. Generally underwriting expenses based on the last full fiscal year, plus a 3% inflation factor subject to industry averages. Operating expenses shall be based on a blend of the forecasted expenses, expense data from comparable properties and historical expenses. We verify current operating expenses and obtain all service contracts that are in place.

Property operation analysis:
  1. Interviews are conducted with tenants, maintenance team members, vendors, current managers and others familiar with the property.
  2. Photos of the entire property (interior and exterior) are taken and included in the report.
  3. Unit condition reports are generated for all of  the units.
  4. We oversee the formal property inspection:  PCA (Property Condition Assessment) as well as an ESA (Environmental Site Assessment)

Each asset must achieve our required IRR over the hold period.
